What is the disadvantage of hiring one GC to do it all for me?
If you want to play project manager and teach yourself general contracting while working full-time and raising a family, your spare time is the first thing to go. Yes, you might save some money, but you will never get back the dinners you missed with your kids or your parents.
Why hire a general contractor who specializes in leaks versus a specialty contractor?
A general contractor is the only person on the construction team who thinks about how the entire project is built. Our team has decades of experience working on historical
properties - homes over 100 years old - as well as new construction and
commercial construction. Our team has the knowledge which specialty contractors do not have.
Why don’t I just hire a handyman?

What is the primary source of leaks on the windows?
For old windows, it's the window putty breaking down. The other area is anywhere around the caulking or trim breaking down over time. Typically, the problem is the trim work degrades because people forget to paint it and caulk it properly. The reality is caulking it properly is a lot of effort. It requires the entire seam joint to be cleaned and removed, and most people don't have the patience or don't want to take the time to clean it properly, which is why it fails.
How soon do windows go bad?
If you're talking about vinyl, the vinyl component typically doesn't go bad. It's actually the weather stripping that can go bad along with the window trim. The window trim breaks, and that's part of the reason because many people install windows without any kind of proper flashing and proper waterproofing. We've come across this multiple times.
How soon will a window fail?
Typically, for vinyl-clad, it doesn't fail, but what fails is the gaskets and the weather stripping, which can fail as early as year 8. Anywhere from year 6 to year 8, with any kind of south-facing sun in the Bay Area. This is a real problem.
Where can leaks occur in the crawl space?
It can come through any kind of CMU foundation, typically anything before 1950. Maybe CMU basements are not properly sealed, so water will come through the CMU blocks. This is very common in any home that was built before 1950 with some kind of basement. You see this a lot in this particular neighborhood of homes with 1950 construction.
How does water penetrate stucco?
The other area that has a lot of problems is actually the stucco cracking. Over time, stucco cracks, and what happens is the water comes in, creates moisture, breaks down the paper over time. Once the waterproofing membrane is broken behind it, you have dry rot typically forming. Over time, it will cause the expansion, and the humidity won't go through and affect the plywood if there's plywood.
What is the most common leak?

Most commonly is in the refrigerator in the drawers which contain decomposing food such as vegetable leaves. The solution is to clear the refrigerator with soap and water.

Around faucets, sinks, and tub caulking.
What should I do if I smell a musty smell in the home?
Look for potential water leaks.
How fast can mold grow in a home?
Under the right conditions, it can grow within 24 to 48 hours.
What prevents mold growth in homes?
Proper ventilation in subfloor and attic. This is caused by something called the stack effect. The stack effect draws air from the cool ground level only to be pulled out through attic vents.
